We close fast - usually a few days from when we receive a complete file. Draws post-close are reviewed promptly and funded shortly after inspection.

What to know before we fund.

How soon will I hear back after I submit a deal? +

A real person reviews the scenario and follows up quickly, typically within one business day. If the deal is time sensitive, call us so we can route it to the right person.

What do you need for an initial review? +

Start with the address, purchase price or current value, requested loan amount, scope of work if there is one, exit strategy, and target close date.

Who manages my loan after intake? +

Every loan has a named account manager. That person keeps the file moving, coordinates conditions, and gives you a clear point of contact through closing.

What can slow down a closing? +

The usual blockers are title, appraisal timing, insurance, entity documents, and incomplete budgets. We identify those items early so you know what needs attention.

Do terms change during underwriting? +

Our goal is to keep terms clear from the start. If new information changes the risk profile, we explain what changed and what options are available before the file moves forward.

Can I talk to someone before I apply? +
